A busy family of 4 is preparing for their next phase in life as their 2 children will be heading to college in the coming years. They plan to renovate their home to accommodate the change in lifestyle and provide more space for entertaining and relaxing. Their current home and property has a lot of potential for indoor and outdoor entertaining space, and the vision for the project capitalizes on that.

The current home has 3 bedrooms, 2 bathrooms, and 1 powder room. The new design converts the lower level powder room to a full bath, providing a better experience for guests that will include a private bedroom and bathroom. A recent renovation of the downstairs bathroom helps mitigate cost by re-using fixtures and the vanity when the new bathroom is reconfigured to include a shower. A new linen closet will also be added, and its location adjacent to the laundry room in a spacious corridor creates a more usable space. The upper level bathroom will be gutted, and new plumbing fixtures, lighting fixtures, vanity, and finishes will replace the old.

The kitchen, while spacious, is completely enclosed from the living and dining room spaces and does not utilize the space efficiently. Traffic flow between the indoors and outdoors is disjointed, and the new kitchen layout solves that problem. The new design will eliminate the walls in the kitchen to create an open space for entertaining, and an exterior door will be added off the kitchen to facilitate a better traffic flow to the outdoor entertaining space. New cabinets, countertops, flooring, appliances, light fixtures, and finishes will brighten and modernize the space.

The property includes spacious front and back yards. The proposed design for the backyard more than quadruples their current deck area, and a spacious patio is flanked by an outdoor kitchen with a pergola covering. Northeast of the patio will be an above-ground pool and deck. The northwest portion of the property currently experiences drainage issues, so a proposed rain garden will soften the property edges while also mitigate the water issues they are currently experiencing. Thoughtful staging of screens will hide HVAC equipment and garbage and recycling cans.

A new walkway to the front door will create a more profound sense of arrival for their guests. The front porch will get new railing that will match the rest of the railing throughout the property. The exterior will also benefit from new siding and landscape lighting.
